My tenant's lost the keys, do I have to replace the whole lock?+
Usually just the cylinder, which keeps the cost down. The mechanism and handles stay, the old keys die with the old cylinder, and the door is back in service the same visit. I work with several Bournemouth landlords and agents on exactly this.
Can you change the lock on my flat door without touching the communal entrance?+
Yes. Your flat door is yours, and changing it doesn't affect the shared entrance system. If the communal door itself needs work that's usually the freeholder or management company, and I can deal with them directly if you pass me their details.
Do rented properties in Bournemouth need British Standard locks?+
Insurers commonly ask for BS 3621 on final exit timber doors, rentals included, and some landlord policies are strict about it. Check the policy wording, and if it names a standard I'll fit to it and leave you the paperwork trail, the standard is stamped on the lock faceplate.
A flat conversion has five doors on one front door key, can you sort the mess out?+
That's classic converted-house keying and yes. I can put the communal door and flat doors on a sensible suite, each flat on its own key, everyone opening the front door, landlord master if wanted. One visit, no more carrier bag of keys.

A huge share of my Bournemouth lock changes are on rented doors. The Victorian conversions through Charminster, Springbourne and Boscombe hold an enormous number of flats and HMOs, and every tenancy change is a lock change if the landlord is doing it properly. Add the student lets that turn over every September and the letting agents juggling key sets across town, and Bournemouth keeps a locksmith busier on lock changes than anywhere else on my patch. I do plenty for owner-occupiers too, from the seafront apartment blocks to the estate houses at Kinson and West Howe, but rental work shapes how I do this job here.
Landlords, agents and HMOs
For landlords the questions are always the same. Get the locks changed between tenants without a fuss, keep the door compliant, and don't leave the property standing open while parts are found. My van carries the common rim cylinders for converted Victorian front doors, euro cylinders for the uPVC stock, and BS 3621 mortice locks for insurers who ask for them on timber doors. On flat entrance doors I fit thumb-turn cylinders where escape matters, so nobody needs a key to get out. And where an HMO needs each room secured on its own key with the landlord holding one master, I can set that up rather than leaving you with a bunch of unrelated keys.
The upgrade worth making on the estates
Out at Kinson, West Howe and across the postwar estates nearly every door is uPVC or composite on a euro cylinder, and the plain ones snap. A TS 007 three-star anti-snap cylinder closes that route off in one visit. If you're a landlord it's the cheapest security upgrade you can put on a rental, and if it's your own home it's the first thing I'd change before spending on anything fancier.
